What we finance

We focus on making secured loans to property developers delivering residential-led schemes nationwide. We can also consider non-speculative commercial development, commercial bridging and specialist property sub-sectors such as student accommodation.

We lend between £1 million - £25 million to experienced developers with the ability to go higher by exception. 

We can lend up to 90% loan-to-cost / 70% loan-to-gross-development value. We would expect a meaningful equity contribution from management on every deal.

Our expertise

Downing has been investing in property development since we formed in 1986. We've worked across a range of sectors and have a wealth of experience. Our current property vehicle, Downing Development Finance, has committed loans of some £100 million.
